End-2023 is the expected completion date for 45,000 affordable housing units in the state of Selangor. This number surpasses the original target of 30,000 units. As of August last year, 40,000 affordable housing units were already built, with another 5,000 units expected to be constructed by the end of this year. Selangor Mentri Besar Datuk Seri Amirudin Shari stated, “The effort to provide affordable housing for the people is through state government policies and projects developed by both the state government and private sector.”
Amirudin highlighted that affordable homes, including those developed under programmes such as Rumah Selangorku, Rumah Idaman and Rumah Harapan, are priced at RM250,000 and below per unit. Regarding the rejuvenation of old towns and areas in Selangor, Amirudin mentioned the need for amendments to federal level laws and policies that currently require 100% agreement from landowners before a redevelopment project can commence. He also emphasized the challenges of dealing with abandoned properties and the need for incentives or subsidies from the Federal Government to tackle infrastructure issues.
Amirudin cited the redevelopment of Kampung Kerinchi into Bangsar South as a success story and disclosed that Selangor has requested financial assistance from the Federal Government to support the rejuvenation of old towns and areas in the state in the upcoming Budget 2024. He further explained that this rejuvenation is necessary to ensure that older areas can develop at the same pace as new surrounding areas.
The key handover ceremony for 420 units of Pangsapuri Selangorku @ Seri Temenggung in Batu Caves was attended by Amirudin. Pangsapuri Selangorku is the result of a joint venture between Rexpoint Resources Sdn Bhd and Selangor State Development Corporation (PKNS). Rexpoint Resources is an associate company of Melati Ehsan Group. The project consists of two phases, with the first phase consisting of Pangsapuri Selangorku and the second phase being Bayu Residensi @ Seri Temenggung, which comprises 1,240 apartment units. The entire project is situated on 3.97 hectares of land.
Pangsapuri Selangorku offers units ranging from RM100,000 for a 750sq ft unit to RM220,000 for a 1,000sq ft unit. The certificate of compliance and completion for this project was issued in early August. In the compensation package for the project, 29 families who were occupying the land were offered a 900sq ft unit each at a discounted price of RM65,000, along with an ex-gratia payment of RM1,000 per family and RM500 rental subsidy until the project’s vacant possession was delivered.
The key handover ceremony was attended by Selangor housing and culture committee chairman Borhan Aman Shah, state deputy secretary (development) and Selangor State Economic Planning Unit director Datuk Johary Anuar, Selayang Municipal Council president Datuk Mohd Yazid Sairi, Selangor Housing and Property Board executive director Datuk Dr Juhari Ahmad, PKNS deputy chief executive officer Suhaimi Kasdon, Melati Ehsan Group chairman Tan Sri Yap Suan Chee, and Melati Ehsan Group chief operating officer Cheah Jit Peng.
