Selangor govt spends RM18mil to revive village expansion project

SERENDAH: The Selangor government is allocating RM18mil to revive the Kampung Serendah Perdana and Kampung Jawa Desa Beringin expansion project, which has been abandoned for 26 years.

Caretaker state housing urban well-being and entrepreneur development chairman Rodziah Ismail said they had appointed a new developer, Xeranti Sdn Bhd, to handle both projects.

“In Serendah Perdana, we received 192 names from lot owners, with 54 people having land titles, and 138 with proof of payment for the land under the village expansion project.

“For Kampung Jawa, there are 119 lot owners with almost the same issue.

“Now, our aim is to offer a solution for these lot owners and hope they would accept it where they could pass the property to their children or grandchildren in the future.

The expansion project had been abandoned in 1997 by two separate contractors, leaving lot owners in the lurch.

Rodziah spoke about the offer to revive the project during a briefing for affected lot owners at Dewan Komuniti Serendah in Serendah on Aug 8 which was attended by caretaker Selangor Mentri Besar Datuk Seri Amirudin Shari.

The briefing was done by the developer and Selangor Housing and Property Board (LPHS) representatives.

Xeranti Sdn Bhd executive chairman Basarudin Mohd Tapi explained that the lot owners were given three options.

“The first offer is an ex gratia payment to lot owners for their lots.

“For the second, if the lot owners want development in the existing area, we will offer a special price for each house that will shave off a downpayment of what they had paid for their lots.

“The third offer is for the 54 land title lot owners at Serendah Perdana to get housing at Desa Beringin,” he said.

Amirudin, who officiated the closing ceremony of the briefing, urged lot owners to take the offer as the East Coast Rail Link (ECRL) will be operational in Serendah in 2027 and would boost the land value by four times.

He pointed out that Hulu Selangor will be a transportation hub with Serendah town being the focus of fast-paced growth over the next few years.

“Even in Kampung Jawa, the price of land and housing would increase because of Serendah’s development that will spill out to areas like Batang Kali, Rasa, Bukit Beruntung and Bukit Sentosa.”
